Roof repair in Broward
Repair or replace? The honest answer
The repairs I see most in Broward: cracked or slipped tile, worn underlayment at valleys and walls, rusted flashing and drip edge near the coast, lifted shingles after a storm, and ponding on flat sections. A proper repair uses approved materials and, beyond minor work, a permit.
Florida's old 25% rule said that if more than a quarter of a roof section needed work within a year, the whole section had to be redone. Roofs built to the 2007 Florida Building Code or later, generally permitted after March 1, 2009, are now exempt and can usually be repaired in sections. Older roofs still fall under the rule, so your roof's age matters before anyone quotes a repair.
If the roof really is near the end, I'll tell you and show you why before you spend money patching it.

Broward rules for roof repairs
A repair in the High Velocity Hurricane Zone still has to meet HVHZ standards. These are the points that decide what a repair can be.
The 25% rule
Older roofs that need more than 25% of a section redone within 12 months may have to be fully replaced. Roofs built to the 2007 code or later are usually exempt.
Approved and matching
Repairs use HVHZ-approved products. On older tile roofs, finding a matching profile and color can decide whether a repair looks right.
Corrosion comes first
Near the ocean and Intracoastal, flashing, fasteners and drip edge corrode first. Repairs there should use corrosion-resistant metals.
A repair doesn't reset the age
Your insurer still sees the roof's original age. If renewal is coming up, factor that in before choosing repair over replacement.

Questions
Roof repair questions from Broward homeowners
How much does a roof repair cost in Broward?
Small tile or flashing repairs often run from a few hundred dollars to a couple thousand. Underlayment repairs over larger areas cost more. Access, materials and whether a permit is needed all affect the price. I'll give you a real range after seeing the roof.
Is the 25% rule still in effect in Florida?
For older roofs, yes. Roofs built to the 2007 Florida Building Code or later, generally permitted after March 1, 2009, can usually be repaired in sections without replacing the whole roof.
My insurer wants the roof fixed. Will a repair be enough?
Sometimes. If the insurer wants specific damage fixed, a documented repair can satisfy it. If the issue is the roof's age, a repair usually won't change their view, but an authorized inspection showing at least five years of useful life left might. See roof inspections.
Should I tarp the roof after a storm?
If water is coming in, yes. Photograph the damage first, then have a licensed contractor tarp it to prevent more damage inside. Keep the receipts. See storm damage help.
