Roof replacement in Broward

What a Broward roof replacement includes

A real re-roof is a full tear-off down to the deck, not a new layer over the old roof. The deck is inspected and re-nailed to today's code, a secondary water barrier goes down, and every product on top needs a Miami-Dade NOA or a Florida approval that covers the High Velocity Hurricane Zone. Your city inspects the work in stages before it signs off.

Most Broward homes land around $20,000 to $25,000, with metal and large or complex tile roofs higher. What moves the price most: roof size and pitch, the material, how much rotted wood turns up under the old roof, and whether the job triggers hurricane mitigation upgrades. A good bid spells all of that out before you sign.

I'm an independent roofing consultant, not a contractor. You sign directly with the licensed contractor, and I stay involved until the final inspection.

Broward building code

The Broward rules that shape your new roof

Broward is one of only two Florida counties inside the High Velocity Hurricane Zone, so a re-roof here follows stricter rules than most of the state.

Product approval

Approved products only

Underlayment, tile, metal panels, adhesives and fasteners all need a Miami-Dade NOA or an HVHZ-rated Florida approval. They're listed in your permit package.

Hurricane mitigation

Upgrades on older homes

On many older single-family homes valued at $300,000 or more, the re-roof must improve the roof-to-wall connections, capped at 15% of the re-roof cost.

HOA

Approval before the permit

In much of west and north Broward, the HOA approves the tile profile and color before the city permit. Build that time into your schedule.

Insurance

A new roof resets the clock

Your insurer sees a brand-new roof, and a wind mitigation inspection afterward can lower your windstorm premium.

Questions

Roof replacement questions from Broward homeowners

How much does a roof replacement cost in Broward County?

It depends on the roof type, size and complexity. Most Broward homes land around $20,000 to $25,000, with metal and large tile roofs higher. HVHZ products and staged inspections keep prices above national averages. A free inspection gives you a real number for your home.

Tile, metal or shingle: which is best in Broward?

Metal usually lasts the longest in our climate and costs the most. Concrete tile is the classic look and what many HOAs expect; the underlayment beneath it is what wears out first. Shingle has the lowest upfront cost. The right choice depends on your budget, how long you'll stay and what your HOA allows.

Can I repair my roof instead of replacing it?

Often, yes. Roofs built to the 2007 Florida Building Code or later, generally permitted after March 1, 2009, can usually be repaired in sections. Older roofs still fall under the 25% rule. See roof repair in Broward.

Who pulls the roofing permit?

Your licensed roofing contractor. If a company asks you to pull the permit yourself as an owner-builder, treat that as a red flag.

How long does a roof replacement take?

Usually 3 to 21 days on the roof, depending on the size, the weather and how quickly your city schedules each inspection. Permit review and HOA approval add time before work starts.
